An Open Letter to the 'Vacant House' Builder

Dear 'Vacant' Builder,

This is an Open Letter to inform you that, contrary to what you may believe, a Home Stager cannot stage your Vacant House when given only 3-5 days to put it all together! There is much involved in the process and I feel that it is my duty to inform you of all the work that goes on 'behind the scene'.

To begin with, the Stager needs to tour the house and determine how many rooms the Builder wants staged. Then, there is the matter of what kind of budget he is allotting for the project.

Vacant Home Staging Article While viewing the house, the Stager needs to take pictures of each room from different angles so that there is a 'template' with which to work. Quite often measurements will need to be taken, as well, so that the furniture can be scaled appropriately. After the Home Stager has left the property, he or she needs to view the pictures and determine what furniture will go into each room. Size, color and placement are of the utmost importance. This process takes much time and effort and it can take up to 2 days to formulate a staging plan.

Once the plan is in place, the stager needs to determine the cost for the rental furniture. When working with a rental company, the stager is at the mercy of the representative and, during the busy season (March-September,) the two may not be able to connect for another few days. This further delays the written proposal which, in essence, is the estimate for the staging job.

I am finding that the builders who contact me are looking to have the entire project completed within 3-5 days from the first phone call and that is a problem!

Once the Rental Company has accepted the Builder's Credit Application and the Contract has been signed between the Builder and the Rental Company, the furniture delivery can take another 3-5 days. Now, factor in the need for the Stager to either purchase new accessories or comb the present inventory for just the right accoutrements that will enhance the appearance of each staged area. This can take another 1-2 days because the items need to be catalogued and packed for delivery.

Let's do the math: 1 day to view the property + 2 days to formulate a staging plan + 2 days to get the rental fees proposal from the rental company + 2 days to give proposal to builder and builder decides to go ahead with the job + 2 days for all rental company credit report and contracts to be completed + 5 days until delivery of said furniture. I am factoring in the shopping and compilation of accessories to be completed during the waiting period for the furniture delivery. So, according to my calculations, a Vacant Staging, start to finish, can take up to 14 days to complete. Thankfully, most jobs can be pulled together in half that amount of time.

It appears that many Builders have discovered that a Home Stager can achieve the same "Model Home" look that, up until recently, could only be achieved by an Interior Designer. The Stager is able to give the house the same 'high-end' appearance without 'breaking the bank' and this equates to a larger profit for the Seller. In my experience, an Interior Designer can take weeks or months to complete a project, and yet a Home Stager is expected to perform in a similar manner and within an extremely short period of time. All I ask is that you allow us enough time to do our job!
