How Many Sellers are 'Sold' on the concept of Staging?

I think that most of my peers would agree that it has been a 'hard sell' trying to get sellers to 'buy into' the concept of Home Staging/Property Styling/Real Estate Staging. Here on Long Island, as well as in the Metropolitan Area of NY and NJ, there is resistance.

At first I thought that Home Staging itself was an unknown entity and therefore the general population did not understand what it was all about. That theory pretty much flew out the window this past weekend when, while parked in front of my daughter's Manhattan apartment complex, I heard passersby commenting on my magnetic car signs and one of them regaled the others with a pretty darned good explanation of Home Staging and how and why it is done!

How Many Sellers are 'Sold' on the concept of Staging?

That being said, I have a theory (and I will be generalizing on the profile of the typical buyer/seller) and would like to hear others' thoughts on it.

I believe that there is a whole new generation of buyers out there and they are a discerning group. They want to buy a house that is 'move-in' ready because both partners work, are involved in numerous activities, and don't want to spend what little time they do have renovating. Typically they have the income to back up their lifestyle.

Today's sellers, for the most part, are your 'Baby Boomers' and 40-Somethings. When they bought their homes, it was a different time, a different market, and people bought and sold houses without much fanfare. If the house needed some work, the couple would roll up their sleeves and do what needed to be done, or they would hire someone to do it for them.

I am convinced that many of today's sellers do not fully understand how the market of last year, or other years past, is long gone and that the 'rules' have changed; and that is the segment that we need to reach with our marketing and education.
