How 'Vacant' Staging Works
Every staging begins with a thorough evaluation of the property in the form of our Market-Ready Comprehensive Consultation Report.
We visit the house and, beginning at the curb, assess the overall condition, determine the demographic of potential buyers, and analyze each area of the property. Even a newly built home can need ‘tweaking’! Your report may contain any or all of the following:
- Curb Appeal:
Since first impressions begin at the curb, we make suggestions for color (house, door, shutters), appeal and landscape.
- Paint Color:
Do the interior walls need color adjustment? Too often builders and investors paint all of the walls "linen white" because they erroneously believe that white walls appeal to everyone and offer the perfect 'neutral palette'. Nothing could be more untrue! White is devoid of color. It has no warmth and depicts a sterile environment. We have clients that are builders and investors who contact us before painting so that we can choose warm, inviting shades that will work well with all styles of furniture and appeal to potential buyers.
- Purchased Furniture:
Many clients build and remodel on a steady basis. They often choose to purchase furniture that works well in any of their properties and that can be moved from house to house after the sale. For those clients we offer shopping services to find the right pieces for each space. We choose pieces that will appeal to buyers and work in different house styles and models. We schedule and oversee the delivery and set up of the furniture.
- Rental Furniture:
For the client who would rather rent than purchase, we choose rental furniture that compliments the house and accommodates the builders’ budgets.
- Accessories:
Our clients have the option of hiring us to purchase all of the accessories for the home that the builder will own and be able to re-use. We can also offer accessories from our extensive inventory that can be rented on a monthly basis or rental 'accessories packages' that will fit different budgets.
- Staging Proposal:
With those issues in mind, we develop a design plan to create the perfect lifestyle for the intended demographic of buyers. The Consultation Report addresses any issues that need to be taken care of prior to staging and within 2-3 days of our visit, we email a typed copy of the report to the client and include a breakdown of rental furniture costs and staging fees.
