Appreciating that our homes can be one of our biggest investments and largest assets, this Pre-Market Evaluation and Design Concept will document, in great detail, what preparations are necessary to ready the property for selling in today’s market. All recommendations are based solely on ROI (Return on Investment). The walk-through generally lasts from 1½ to 2 hours. A detailed written report will be prepared and emailed to the homeowner (and Realtor if requested).

If the homeowner does not wish to do any of the work, or wishes us to help with some of the work, we will be happy to Stage and make all necessary changes. The first hour would be free.


This is taking the consultation to the next level. We will begin to "Set the Stage" for your home's presentation. This is achieved in a variety of ways including furniture arrangement, editing furnishings, creative room redesign and organizing.

We offer different levels of service: Staging using only your furniture and accessories or Staging with your furniture and newly purchased accessories to achieve the desired effect. We can also bring in some rental accessories and/or furniture if needed.

Once the Staging is complete, we will teach you how to live in your house while it is on the market.

We will work with your tradespeople or recommend our trusted experts who provide fair pricing, completion in a timely manner, and whose work always meets our superior standards. An hourly fee would apply.

Furnished properties, whether they are occupied or unoccupied, present a unique set of challenges.

The process always begins with the Pre-Market Evaluation and a detailed plan which may include cosmetic and repair work, some "editing" of current furnishings and accessories (with recommendations for storage options) and, if need be, the addition of furniture and/or accessories to ensure a quintessential design.
